Why the name Realty 2024?  For decades, I have championed alternative commission models, driven by a belief that the traditional real estate framework needed reform. Now, propelled by the 2024 settlement of landmark lawsuits against the National Association of Realtors, the industry is transforming by force.  We’re proud to usher in this new era with the launch of Realty 2024, a name that reflects a pivotal year and a company proud to adapt and help shape a revolution in Western New York real estate.   

What’s changing?

The traditional model of real estate commissions, which required sellers to cover the fees for both their own and the buyer’s agents, is now obsolete. With the settlement, sellers listed in the MLS are no longer allowed to offer a specific fixed commission to the buyer’s agent on the MLS platform. Instead, buyers will either handle these fees themselves or more often, their agents will include commission requests in their offers. This shift is prompting more buyers to engage directly with seller’s agents to sidestep potential fees but they may be sacrificing much needed representation which can come with all sorts of unintended consequences.

Our approach ensures buyers can enjoy the level of service and representation they always have and not have to worry about paying fees in the thousands of dollars for the service or have concern that their buyer’s agent commission will negatively impact their offer on a home they want to buy.

Flexible Options: If you are buying a home where we are the listing agent, then you’ll get full buyer representation at no cost just it’s always been! Our sellers have agreed to pay us a fee if our company represents the buyer.

If you are buying a home from another brokerage, if they are overtly promoting that the seller will pay the buyer’s agent commission, then again, no cost to you here.  If they are not, then we’ll request commission as part of the offer – there are a number of potential scenarios here that your agent will discuss with you but the bottom line is we’ll never ask for a commission amount in a scenario that could jeopardize your position to get the home, particularly in a multi-offer scenario.  At the end of the day, in the rare instance where a seller of a home you want to buy will not pay commission to a buyer’s agent whatsoever, then we’ll charge a very low fee for our services of just $995 that you can even pay by credit card in two installments if necessary.
